Establishing your home buying wants-and-needs can save you a lot of time and frustration.
We often talk about the “dream home,” but what does that mean to you? How do you go from dream to reality without getting frustrated looking at home after home, only to decide you don’t like anything you see?
More importantly, especially in this market where buyers are taking advantage of low rates, how can you avoid the frustration of missing out on the home you want that may have already been sold to someone else?
The answer: Plan ahead.
Dialing in to what you’re truly looking for in a home can do wonders for your peace of mind, and help agents like us more easily find what you’re looking for. So what steps do you need to take?
First of all, get pre-qualified for a home loan.
Yes, we harp on this a lot, but it’s the first and best step to knowing your spending limits.
Now that you know how much you have to spend, let’s dial into the neighborhood you wish to live in.
Okay, why is this next? Because in Santa Clarita, home prices may vary based on the area you wish to live. Certain neighborhoods and tracts are more desirable due to their proximity to commuter access, shopping, views, or demographics. For example, a 3 bedroom 2 bath home in Valencia’s Old Orchard neighborhood is most likely going to cost more than a 3 bedroom, 2 bath home located in Castaic. Why? It’s not that both neighborhoods aren’t equally as nice, but Old Orchard has common amenities such as the paseo walkways, parks and schools within walking distance, and is favored for overall “walkability” to nearby shops and restaurants.
“If you could wave a magic wand…”
This is often used to ask buyers what they would truly want for a home if there were no limitations. Is it a swimming pool? Large bedrooms? Large backyard? Low maintenance yard? Close to schools? Freeway access? Parks? The paseo/bike trail system?
While you may want to keep your “wishes” within some context of reality, this is still a great exercise to determine the importance of your wants and needs.
Understand that if you don’t get this one, there are plenty more out there.
The reality is that there may be a possibility that you won’t get your offer accepted on your home of choice. This depends on many factors, from the seller receiving multiple offers, down to the seller deciding without warning to take his/her home off the market. Don’t give up! There are more homes out there, and we network with hundreds of agents in the Santa Clarita Valley who may have a home coming on the market that’s exactly what you’re looking for.
